During the initial consultation phase we get a great sense of who you are and what needs we can meet. We walk you through the entire scope of work, the type of service that’s required and create the expectation that we know we can perfectly manage.
Design & Plan
Our design and planning stage is an exciting time for us both and presents you with 4 options:
A) You’re free to consult with your chosen architect
B) Or work with us and our reputable architects to create a custom floor plan & design.
C) You’re invited to select one of our floor plans and facades
D) You’re invited to work with us on reconfiguring an existing floorplan with our in-house draftsman
No matter which option you choose, we ensure the building specifications are agreed upon, including colour selections, internal additional features and the façade. We also make it easy to visualise your new home with a 3D presentation with full renders or even a 3D video tour.
This important stage sees the formal building contracts being prepared and signed as well as finance applications being created.
Once settled, we begin preparation for building approval. This covers details including the building design, plans and chosen colours, soil testing, slab design, structural engineering, energy report and builder’s insurance being submitted to council for approval.
The construction phase is seamlessly managed by our team and is strategically rolled out across different stages.
1. SITE WORKS
Site works can vary between builds. Depending on the project, this stage may involve demolishing an existing home or building retaining walls and flattening the surface to prepare it for the slab.
2. SLAB DOWN
This stage sees the concrete slab being poured, forming the foundation of the home.
It’s important to note that all foundation plumbing works are prepped before the slab is poured.
During this period, the structure of the frame is built and the eaves are created.
4. STRUCTURE COMMENCEMENT
In the structure stage, external and internal brick walls are constructed. Electricians, plumbers, and engineers install essential wiring and pipes for power, water and gas.
5. ROOF COMPLETION
The placement of the roof on the home can come in the form of either roof tiles or Colorbond steel. Once the roof is completed the gutters are added.
This is the stage when the doors and windows throughout the home can be locked. Your home is now secure, leaving plumbers, electricians, tilers and carpenters to complete their work.
As this stage is close to the completion of the entire build, the insulation and plastering is fitted onto the internal walls.
8. CABINETS, FIXTURES AND FITTINGS
Here, all kitchen, laundry and bathroom cabinets and benchtops, tiling, tapware, mirrors, toilet, basins, baths and shower screens are fixed into position.
1. PRE-HANDOVER INSPECTION
Before handing you the keys to your brand new home, we take the time to diligently and carefully walk you through a pre-handover inspection to ensure you are satisfied with all the finishes prior to moving in.
